HomeMathly is an independent website that builds free calculators for people buying, selling or renting a home in the United States, the United Kingdom and Canada. We started it because most online calculators either ignore local rules — like Canada's semi-annual mortgage compounding or the UK's stamp duty bands — or hide useful numbers behind sign-up forms.
What we believe
- Transparency. Every calculator explains its formula and assumptions, so you can check our work.
- Privacy. Calculations run entirely in your browser. We don't collect, store or sell the figures you enter, and we never ask for your email to see a result.
- Accuracy. Tax rates and thresholds are checked against official government publications — HMRC, the Government of Ontario, the City of Toronto and the Government of British Columbia — and each page shows when it was last reviewed.
- Independence. We don't sell mortgages or receive payment to favour any lender.
How we keep things accurate
We review tax rates whenever a government announces a change, and at least once a year. If you spot something that looks wrong or out of date, please contact us — we read every message and correct errors quickly.
How the site is funded
HomeMathly is free to use and supported by advertising served by Google AdSense. Ads never influence our calculations or content. You can read more in our privacy policy.
Important
Our tools provide estimates for education and planning. They are not a substitute for advice from a licensed mortgage adviser, solicitor, real estate lawyer, notary or tax professional.
